From a floor plan to your front door
We’re with you when it becomes real
The pre-settlement inspection is one of the most significant moments in your property journey.
Whether you’re interstate, overseas or simply can’t attend, we’ll be there on your behalf checking your colour selections and variations, explaining the process and making sure you step into settlement with complete confidence.
Pre-Settlement Inspection Representation
Off-the-plan buyers invest months, sometimes years, of anticipation into a property they’ve seen only as a floor plan or render. By the time the pre-settlement inspection arrives, many aren’t sure what to expect, what they should check, or what the process actually involves.
The inspection is a significant milestone — your first real look at your completed home, and the opportunity to confirm your variations, check your colour selections, and understand your new home before you settle.
More Than Just Attending the Inspection
Having guided thousands of buyers through this stage, we know the questions that don’t always get asked and the information that makes the difference so you settle with confidence. We bring structure, genuine care, and experience working with both developers and buyers to every inspection we attend.
Prepare
Before the inspection, we connect with you to understand your property and your priorities. We’ll note your variations, add-ons, and colour selections, so we arrive ready to focus on what’s personal to your purchase, not just the general impression of the property.
Represent
We attend as your advocate — engaging with the property the way an experienced buyer would. We check your selections and variations are as expected, understand how the property works, and ask the questions most buyers wouldn’t think to: how utilities are accessed, how features operate, what you’ll want to know once you’re living there.
Support
After the inspection, we bring it all together. A personalised video walkthrough, photos, and clear notes on everything covered. You’ll have a complete picture of your new home, along with anything we’d recommend following up, delivered clearly and directly.
Choose Your Level of Support

I’ve spent 15+ years in property, first working alongside developers, now representing buyers. That perspective on both sides is what makes this service different.
Having guided thousands of buyers through inspection, settlement and handover, I understand what this moment feels like, the anticipation, the questions and the uncertainty that comes from not knowing what to expect. Having also worked alongside developers, I understand the full picture, which means I’m well placed to help buyers feel informed and confident at every step.
What I bring isn’t a checklist, it’s a buyers perspective built on experience. I’m there to point out your homes features, whats been delivered against what you selected and anything requiring follow up as you move forward.
When ClearAsset attends an inspection on your behalf, you’re not just receiving a video walkthrough. You’re benefiting from years of experience helping buyers navigate the journey with greater confidence, clarity and peace of mind.

Clear answers to common questions about pre-settlement inspection representation and buyer support.
A pre-settlement inspection is an opportunity to walk through your new property before settlement and confirm that it has been completed in accordance with your contract and expectations.
For many buyers, it’s the first time they have seen their completed home in person. It’s an opportunity to familiarise yourself with the property, understand its features and finishes, ask questions and identify any items that may require clarification before settlement.
If you’re new to the off-the-plan journey, don’t worry. Most buyers only experience a pre-settlement inspection once or twice in their lifetime, which is why ClearAsset is here to help you understand the process and approach settlement with confidence.
ClearAsset attends your pre-settlement inspection on your behalf, helping you understand the property, identify questions to raise and navigate the inspection process with confidence.
If you’re new to the off-the-plan journey, don’t worry. We’ve supported thousands of buyers through inspection, settlement and handover and understand the questions, concerns and decisions that arise as settlement approaches.
We provide personalised support, detailed inspection notes and video walkthroughs so you remain informed and connected to the process, even when you can’t attend in person.
Absolutely.
Many buyers choose to engage an independent building inspector as part of their pre-settlement process, and we’re happy to coordinate this if required.
We also understand that after months, and often years, of anticipation, many buyers simply want to see for themselves what has been delivered. This is often the first opportunity to walk through your new home, understand the finishes, ask questions and experience the property before settlement.
A building inspector focuses on assessing the property. ClearAsset focuses on supporting you throughout the inspection process, helping you understand what you’re seeing, raising questions on your behalf and ensuring you remain informed and connected to the journey.
This service was designed with interstate and overseas buyers in mind.
If you’re unable to attend your pre-settlement inspection in person, ClearAsset can represent your interests onsite and keep you connected to the process through a personalised video walkthrough, inspection notes and follow-up notes.
Whether you’re based in Sydney, Melbourne, Perth, Singapore, Hong Kong or elsewhere, we’ll help you understand what has been delivered, answer your questions and ensure you feel informed and confident as settlement approaches.
No. ClearAsset does not provide building inspection services or building reports.
Our role is to support and represent buyers throughout the pre-settlement inspection process. We help buyers understand what has been delivered, ask questions, navigate the inspection experience and approach settlement with confidence.
Where required, we can help coordinate an independent building inspector. This allows buyers to benefit from both a professional building assessment and experienced support throughout the journey.
Following the inspection, ClearAsset will provide inspection notes, a personalised video walkthrough and follow-up information to help you understand what was observed and any next steps.
For buyers requiring additional support, we can also assist with settlement preparation, key handover coordination, property manager introductions, warranty information and guidance through the early stages of ownership.
Our goal is to ensure you feel informed, supported and confident not only during the inspection, but throughout the transition from buyer to owner.
In many cases, yes.
Where possible, we’ll work with you to arrange a live video call during the inspection so you can see your property, ask questions and remain involved in the process from wherever you are.
As inspections often take place within specific timeframes, and connectivity can vary between locations, we can’t guarantee that a live video call will always be possible. This can be particularly challenging for overseas buyers where time zone differences may apply.
If a live connection isn’t practical, we’ll provide a personalised video walkthrough, inspection notes and follow-up information to ensure you remain fully informed.
Yes. ClearAsset regularly attends pre-settlement inspections throughout South East Queensland, including Brisbane, the Gold Coast, Sunshine Coast, Ipswich, Logan and Moreton Bay.
Many of our clients live interstate or overseas and rely on ClearAsset to represent their interests during the inspection process.
If your property is located outside South East Queensland, please contact us to discuss your circumstances and we’ll let you know how we may be able to assist.
The Buyer Concierge Package is designed for purchasers who would like additional support beyond the pre-settlement inspection.
In addition to inspection representation, the package can include assistance with settlement preparation, key handover coordination, property manager introductions, warranty information and guidance through the early stages of ownership.
For many buyers, particularly those who are interstate, overseas or purchasing their first property, the Buyer Concierge Package provides additional peace of mind during the transition from buyer to owner.
